Improve your Rental – Improve your returns.
Improve your Rental – Improve your returns.

A well-presented Rental property can mean securing tenants quicker and keeping them long term. Some improvements can be done without being costly, and a refresh can make a big difference.

Consider:

  • Tidy the garden. Surprisingly, this can make a big difference in how the exterior or your property presents, and first impressions count. The best way to do this is to mulch the gardens, which also works in preventing weeds from growing through. While you are outside, consider cutting back any overgrown vegetation, gurney the pavements and wash down the exterior of the home for a nice, fresh look.
  • Refresh the kitchen. One of the most important rooms of the house, a kitchen can be a deciding factor for a tenant. A new kitchen may not be in the budget, but small improvements make all the difference. A fresh coat of paint on the walls goes a long way to lightening and brightening an outdated room. New handles for doors and drawers can have a big effect and consider the age and efficiency of the oven and stove stop. A new oven doesn’t have to break the bank and can be a positive influence on a tenant.
  • Flooring. New flooring does not have to be an expensive venture, and sometimes ripping up the old outdated carpet can be positive, not only for looks, but for health and convenience. There are a large range of affordable flooring solutions for a rental property, and if this isn’t on the cards, consider having the carpet thoroughly cleaned by a professional.
  • Heating and Cooling. Increasing your rental income can be as simple as an air conditioning unit to combat those hot summers. Reverse cycle air conditioning is an attractive feature to tenants and may be a deciding factor when looking for a rental.
  • A Coat of Paint. Paint can make a huge difference in how a property presents. A rental that is freshly painted in a neutral tone attracts tenants who are more likely to keep the property in good condition.
  • Basic Maintenance. While the property is vacant, this is a good time to see to basic maintenance that may need to be done to keep the property in shape. Happy tenants are tenants who don’t have to submit a maintenance request every week.

Simple things can make a big difference, not just in the amount of rent that can be set, but in the quality and longevity of the tenants it attracts. Most of these can be done over a productive weekend and is reflected on better earning capacity.
