Buying a home is a big step, whether it is your first home, second home, downsizing or investment property. You may fall in love at first sight, but what are some things you should consider when looking to make a purchase?

• Location, location, location!

Where a property is located is a big consideration. Is it close to schools, jobs, shops? Do you want to be able to walk to the shops, or is a rural location important to you. Sometimes where you want to live and your budget don’t see eye-to-eye, so it helps to consider what is most important to you about location.

• Potential

Are you looking for a home that you can put your mark on, or do you want a home you can move right in to? Some considerations are whether you have money in the budget to do improvements, or whether you are happy to cook in that avocado green kitchen for a couple of years. Sometimes you need to look beyond the cosmetic imperfections of a home to truly fall in love.

• Size

Is the home you are considering the right size? If you are thinking about growing your family, or getting a roommate, it is important to consider whether you will outgrow your home quickly. Buying a home that suits you in the long term can save you time and money down the track.

• Storage Space

When looking at a property, think about all your possessions, and whether there is enough space to store your belongings. It is worth it to consider whether you want to add more cupboard space, or whether you want to shed some excess stuff.

• Fixtures and Fittings

Fixtures and fittings are the things that come with the property. You may need to ask the Sales Agent whether the property includes items such as curtains, fans, dishwasher and air-conditioning, and whether these are in good, working condition. Take a look at the Sales Contract, that should indicate what items will be included in the sale of the property.

• Overall condition

When you make an offer on a property, you are making the offer on the condition of the property as you see it. A Pest and Building report gives an indication of the structural integrity of the dwelling and whether there are pests, however everything else is as you see it. This includes the condition of paint work, carpeting, flooring and cupboards. Unlike rentals, the property does not have to be professionally cleaned, so it is worth considering having the property cleaned before moving in.
